For guests convenience there is a fully fitted kitchen/living area there is an electric cooker, fridge/freezer, microwave, dishwasher and electric water heater. Additionally, there is a smaller fitted kitchen in the utility room perfect for catering for outside dining and this also has a washing machine, tumble drier and small fridge/freezer. The cottage has oil–fired central heating and also has open fires located in the lounge/sitting rooms. There are five double bedrooms, one with ensuite and the remaining doubles and twin room with lake views have adjoining bathrooms. The house is wheelchair accessible, along with off road private parking.

The property overlooks a 4km walk around Emy Lake. It is conveniently located within 1.5km of the N2 Dublin/ Derry Road at Emyvale Village, 2km from Castle Leslie in Glaslough and 15km from the Slieve Beagh Mountains, which offer wonderful walks. Emy Lake along with the walking route offers outdoor swimming, while indoor swimming facilities can be found in Monaghan Town, just 10km away.
